As a new real estate professional just staring out, you have a dizzying array of internet marketing strategies to choose from. It can be overwhelming. So let’s zero in on a handful of effective marketing methods for new agents. Here are some of the things I would recommend doing, based on my 15 years as a marketing services provider…

1. Get your own website, ASAP.

It’s common for new real estate agents to utilize their broker’s or company’s website. And that’s perfectly logical. It’s an existing website that you can plug yourself into. What’s easier than that?

But if you’re serious about your 2020 marketing program, you should develop your own website as well.

In fact, this is my number-one piece of marketing advice for new real estate agents in 2020. Having your own website gives you the flexibility to publish your own content, geared toward the kinds of clients you want to attract. It also supports and reinforces some of the other marketing tips listed below.

It doesn’t take much to get a basic website up and running. Register your domain name, purchase a basic hosting plan, and you’re ready to go.

You can even use the WordPress content management program to power your new real estate website, with no cost whatsoever. WordPress is an open-source software program that you can install and operate for free.

2. Start building up your web presence.

We live in the Internet age. Home buyers and sellers use the Internet for all kinds of housing-related tasks, including research.

What does this mean to you, as a new real estate agent in 2020? It means you can leverage the Internet to grow your business. And one of the best ways to do that is to build up a strong web presence.

In this context, your “web presence” includes your own real estate website, your blog, social media accounts, online press releases and articles published onto third-party sites … you get the idea. The idea here is to give people lots of different ways to find you online.

3. Start a real estate blog and publish weekly.

Blogging is a great way to accomplish some of the things we’ve already talked about. It helps you grow your web presence and attract people online who are researching local real estate trends.

And it’s easier than you might think.

A lot of new real estate agents hear the term “blogging” and think of website code and other highly technical endeavors. But it’s actually quite simple. Once you have a blogging program installed, you can publish a new article just as easily as you would create a Word document or an email.

With a strategic content plan in place, you can add new articles to your real estate blog every week. This will slowly but surely increase your website traffic, bringing more and more potential clients to your site. Here’s a good topic to start with.

This is one of the best marketing strategies for new real estate agents in 2020, and for several reasons:

  1. It doesn’t cost you much, beyond your time.
  2. It puts you in front of a potentially large audience.
  3. There’s no limit to how far you can go with it.

This is something I know from experience. I’ve been a full-time real estate blogger and publisher since 2004, and it’s just as effective today as it was back then.

Here’s my blog-related marketing advice for new real estate agents in 2020. Get your own website that includes a blog, and publish new content every week. Build your articles around popular search topics, with an emphasis on your local housing market. Rinse and repeat!

At first, your blog probably won’t get very much traffic. It takes a while to gain traction. Search engines have to find your new blog, crawl through your pages, add those pages to their index, etc. But with time and consistency, blogging could become a huge source of business.

4. Seek out public relations (PR) opportunities with local media.

Have you ever stumbled across a real estate article in your local newspaper that was written by a local agent? This is a common feature in almost every newspaper across the country.

It’s also a marketing opportunity for you, as a new real estate agent.

Seek out local reporters who cover the housing market, and pitch yourself as an expert on the subject. Don’t worry about the fact that you’re a new agent. You don’t even have to mention that, unless they ask. All you have to do is demonstrate your knowledge and your willingness to provide content.

Most local newspapers have reduced their staff sizes in recent years. They have fewer resources today than in the past. Some operate with a “skeleton crew” of staffers. As a result, many of them welcome (and even rely on) content provided by third parties.

It doesn’t cost you anything to reach out to these folks. It could become a mutually rewarding relationship for years to come.

5. Choose one social media platform, for starters.

Social media sites are another good marketing opportunity for new real estate agents in 2020. But the key is to treat it more like a conversation, rather than traditional marketing or advertising.

You can use social media to share information about your local housing market, and to answer people’s questions on the subject. That’s a much better approach than hitting people over the head with a marketing pitch for your services.

My advice for new real estate agents using social media as a marketing tool is to start with just one site. If you sign up for all of them (Facebook, LinkedIn, Twitter, Instagram, etc.) you might spread yourself too thin. You might not have the time to manage them all. It could become overwhelming.

A smarter strategy is to start with just one of the social media sites — whichever one you think is best suited for your goals — and pour your energy into that one network.

Twitter is a good place to start, because it’s simple to use. It’s lean and efficient. It’s not as cumbersome or confusing as Facebook. I know a lot of new real estate agents who use Instagram as well. They use it to showcase photos of houses and such.

Whichever one you choose, just make sure you dedicate time each week to keep it up-to-date. If someone visits your Twitter or Instagram account and sees that you haven’t posted anything in weeks, they probably won’t subscribe or follow you.

6. Take advantage of free and low-cost marketing methods.

You might have noticed a recurring theme with the new agent marketing advice above. Most of these strategies and techniques are either free or cost very little.

That was intentional. I realize that new agents typically have a limited marketing budget, or no budget at all. That’s a common scenario for someone just entering the field.

The good news is there are plenty of free and low-cost marketing strategies for new agents in 2020. We’ve covered several of them already. You could develop your own website, start a blogging program, get onto social media, and reach out to local media folks with very little out-of-pocket expense.
